TENANT ALERT: January Rent Checks

Tenants will be receiving January 2026 invoices from Stellar Management, instructing us to make our rent checks payable to them. As we noted last month, we are concerned because under landlord-tenant law, the obligation to pay rent under your lease is to the named landlord on that lease, unless you are instructed otherwise by your landlord. But we have still not been given any such instruction.

Accordingly, and relying on advice of counsel, we recommend that checks should be written payable to “Stellar Management, as agent for{name of the landlord on your lease}.” Check your most recent lease to see who is listed as your landlord. In some cases, that would be “PWV Acquisitions, LLC”; in others, it will be “CF PWV LLC & SM PWV LLC”.
